Signs It's Time to Repaint Your Exterior in Florida's Climate

Florida is beautiful — and ruthless on exterior paint. Brevard County homeowners deal with some of the most demanding painting conditions in the country: intense UV radiation virtually year-round, summer humidity that regularly tops 90%, afternoon thunderstorms from June through September, and for homes near the Atlantic or Indian River Lagoon, salt-laden air that accelerates deterioration. Knowing when to act — before the damage becomes expensive — is one of the most valuable things a homeowner can learn.

Sign #1: Chalking or Powdering Paint Surface

Run your hand along your home's exterior wall. If it comes away with a white or colored powder residue, that's chalking — and it's one of the most reliable indicators that your paint film has reached the end of its useful life. Chalking occurs as the binders in exterior paint break down under UV exposure, releasing the pigment as a loose powder.

A small amount of chalking is normal and even intentional in some formulations (it's a self-cleaning mechanism). But heavy chalking means the protective film is gone and your substrate — stucco, wood, or masonry — is no longer shielded from moisture. Painting over heavy chalk without proper preparation will cause the new paint to fail prematurely, so pressure washing and priming are essential before recoating.

Sign #2: Peeling, Cracking, or Bubbling Paint

Peeling and bubbling paint on a Florida home almost always indicates a moisture problem. The causes vary — a failed caulk joint around a window frame, improper surface prep on the previous paint job, moisture migrating through an exterior wall from inside, or a leaking roof or gutter directing water into the wall cavity.

This is a sign to act quickly. Once paint peels away from stucco or wood, those surfaces are exposed to direct weather and can absorb significant moisture in just a few rainstorms. Left unaddressed, peeling paint can lead to wood rot, stucco delamination, and eventually structural issues. The repair cost grows substantially the longer you wait.

Sign #3: Fading and Color Washout

Brevard County receives more sun than almost anywhere else in the continental United States. UV radiation is the primary enemy of exterior paint color — it breaks down chromatic pigments and causes bold colors to wash out and whites to turn yellow or gray. If your home's color looks dramatically different than when it was painted, or if one side (typically the south or west-facing walls) looks noticeably more faded than the others, it's time to repaint.

Fading alone won't cause structural damage, but it's a strong indicator that the coating is losing its UV-blocking properties. Once the pigment fades, the resin binders are next — and then you're looking at chalking and peeling within a season or two.

Sign #4: Mold, Mildew, or Algae Growth

Dark streaks running down from soffits, green tinting on north-facing walls, or black spotting near the foundation are all signs of biological growth — mold, mildew, or algae — on your exterior surface. This is extremely common in Brevard County's humid subtropical climate, especially on homes with mature tree canopy or poor drainage creating persistently damp conditions near the foundation.

Mildew and algae won't disappear on their own, and they'll continue spreading if left untreated. The good news is that a proper exterior repaint — including a mildewcide wash during prep and a high-quality mildew-resistant coating — will address the problem and provide meaningful protection for the next several years. Sign #5: Visible Caulk Failure Around Windows and Trim

Exterior caulk is often overlooked, but it's a critical line of defense against water intrusion at every joint, seam, and penetration on your home's exterior. Caulk fails in Florida faster than in most climates because it's constantly cycling between baking hot summer days and cooler winter nights, expanding and contracting with every temperature swing.

Look closely at the caulk lines around window frames, door frames, where trim meets stucco, and at any pipe penetrations. If you see cracking, separation, or gaps, water is likely getting behind your exterior surface on every rain event. Recaulking as part of an exterior paint project is standard practice — any reputable contractor will include it in their prep work.

How Long Should Exterior Paint Last in Brevard County?

A quality exterior paint job with premium products, proper surface prep, and good application technique should last 7–10 years on a Brevard County home. Homes closer to the ocean or with significant south and west sun exposure may be on the shorter end of that range.
